Our model combines a boutique jungle resort with fully managed property rentals, offering owners passive income and guests a unique experience. Each owner owns his/her unit and has a land title.

How does the resort generate revenue for property owners?

Revenue is generated through short-term rentals managed by our team, ensuring high occupancy and competitive pricing.

What types of accommodations are available?

We offer a mix of studios, one-bedroom bungalows, and two-bedroom houses, all designed to maximize comfort and outdoor living.

How many units are part of the resort?

The resort includes 12 individual units, ensuring a boutique and exclusive feel for both owners and guests.

Is the resort open year-round?

Yes, the resort operates year-round, taking advantage of Nicaragua’s consistent climate and tourism demand. Due to maintenance or employee holidays, services might be limited during a period of maximum one month per year.

What does the property management service include?

Is housekeeping included for guests and owners?

Yes, daily housekeeping is included for guests, and periodic cleaning is provided for owners when they visit.

Can owners use their units whenever they want?

Owners can use their units personally as often as they like with advance notice. However, if usage exceeds three months per year, a monthly fee of $200 will be charged for each additional month started to cover operating costs, including landscaping and access to common amenities.

What happens if there’s an emergency repair needed?

Our team handles emergency repairs immediately, and owners are notified of any significant updates or costs.

How are units cleaned and prepared between guests?

Professional cleaning staff thoroughly prepare each unit, ensuring it’s spotless and guest ready.

Is there an on-site manager?

Yes, our experienced manager oversees daily operations and ensures smooth guest and owner experiences.

Are utilities included in the management fee?

Each unit has its own meter for water and electricity consumption. Internet is included in the Management fee.

What is the process for onboarding new property owners?

New owners receive a welcome package, a full property overview, and access to management and rental systems.

 

Rental Program & Legal
How does the rental program work?

We market units, manage bookings, and provide guest services, allowing owners to earn passive income effortlessly.

Can I opt out of the rental program?

Yes, after an initial 3-year period or if you live in your unit or rent it for period longer than 6 months at a time. In that case, an additional fixed monthly fee will be charged covering general expenses and access to common areas. Owners are encouraged to participate in the rental program to maximize returns and streamline operations.

What percentage of the rental income do property owners receive?

Owners retain 70% of net rental revenue which is market standard, with the remainder covering management and marketing costs. Some additional fees apply.

How is pricing for nightly stays determined?

Pricing is dynamic, based on season, demand, and local market conditions, ensuring competitive rates.

Are there blackout dates for owner use?

No. However, during major holidays or high-demand events, we strongly recommend that owners give appropriate advance notice to make sure their unit is available.

How are bookings managed?

Bookings are handled through popular platforms like Airbnb and Booking.com, as well as direct reservations.

What platforms are used for bookings?

Airbnb, Booking.com, and our official website are primary channels for bookings.

Do you handle guest check-ins and check-outs?

Yes, our team ensures smooth guest transitions, including check-ins, check-outs, and support during their stay.

How do you promote the resort to attract guests?

Through targeted digital marketing, social media campaigns, and partnerships with travel platforms.

What is the average occupancy rate?

According to projections, our units average should average at least 70% occupancy annually, with peak seasons reaching nearly full capacity.

How are reservations allocated among units?

The Rental Management Company uses a rotating system to allocate guests fairly across all units. Special guest needs and preferences take priority. Units falling behind in bookings may receive preference, provided it aligns with guest requirements.

Can the management company choose to exit the agreement?

Yes, the management company has the option to terminate the agreement in case of force majeure or after an initial two-year period, provided they give owners a 90-day advance notice.

What are the options for managing the resort if the original company exits?

Owners can collectively select a new management company or choose to self-manage by sharing maintenance and operational costs for common areas.

What happens to reservations if I terminate the Rental Pool Agreement?

No new reservations will be accepted after termination. The owner must honor all existing reservations.

Can I sell my property freely?

Yes. However, Wild Maderas holds a preferential buyback right. In the event of death, we also have the option to repurchase the unit at a predetermined price to prevent inheritance disputes and ensure the community’s sustainability.

What happens if I sell my property while enrolled in the Rental Pool program?

The buyer can choose to join the Rental Pool program. If they decline, the agreement ends. The sale contract must state the buyer’s obligation to honor existing reservations and comply with Wild Maderas’s Code of Conduct. The Management Company will try to relocate guests, but if unsuccessful, the new owner must honor any reservations that cannot be moved.

Financials and Fees
What are the monthly property management fees?

30% of gross rental income, covering all essential services.

Are there additional charges for maintenance or utilities?

A fixed monthly fee ranging from $90 to $120 depending on the type of unit applies for maintenance/improvement fund. See detailed financial projections. Routine maintenance is included; major repairs may incur extra charges.

How are rental earnings distributed to owners?

Earnings are transferred trimestral, along with detailed financial reports.

Is there a reserve fund for unexpected expenses?

Yes, a reserve fund is maintained for emergency repairs or upgrades.

Are there any taxes associated with rental income?

Yes, local taxes apply and are deducted before revenue is distributed.

What are the typical operating expenses of the resort?

Expenses include staffing, utilities, maintenance, marketing, and property upkeep.

Are there any upfront costs to join the rental program?

No, the program is integrated into ownership, with costs covered through management fees.

How is the profitability of the resort monitored?
